Step 24 to Selling Your Home: Mortgage Approval & Clear to Close

We’re almost at the finish line! A few days before closing, the buyer’s lender should issue the Clear to Close (CTC). This is the lender’s final approval, confirming the buyer’s loan is fully underwritten and ready for settlement.

What Clear to Close Means

  • The buyer’s mortgage has been officially approved.

  • The attorneys (or real estate agents if no attorneys are involved) can now finalize the closing date, time, and location.

  • Once we receive the CTC, everything is on track for closing day.

Scheduling the Final Walk-Through

Once closing is scheduled, the buyer’s Realtor will arrange the final walk-through. This typically takes place:

  • The day before closing, or

  • The morning of closing.

During the walk-through, the buyer will confirm:

  • The home is in the same condition it was during inspection.

  • Any agreed-upon repairs have been completed.

  • All required items (like shelving, light fixtures, curtain rods, etc.) remain with the property.

Pre-Signing Your Documents

After closing is scheduled, plan to connect with your attorney or title company about a week before settlement. They’ll set up a time for you to pre-sign all of your documents. This way, you don’t have to attend closing in person unless you want to.

Bottom Line

Receiving the Clear to Close is one of the final milestones before settlement. With closing scheduled, the walk-through confirmed, and documents pre-signed, you’re just days away from handing over the keys.
